A unique timberland investment in the Lakes Region of southern Maine, enhanced by two building lots within a working forest conservation easement, an established road system, and two major brooks offering water access to the Saco River.

Location

Saco Valley Forest is located in the Lakes Region of southwestern Maine, between Sebago Lake and New Hampshire's White Mountain Region. The property is supported by an excellent internal road system, diverse local wood markets and proximity to Portland, Maine, less than 60 miles away.

Timber

A July 2009 forest inventory indicates a species composition of 57% softwoods and 43% hardwoods. Volumes were grown forward 2 years, resulting in a total sawlog volume of 3.152 million board feet (2.8 MMBF/commercial acre) and 8,147 pulpwood cords (7.3 cords/commercial acre). Total volume per commercial acre is 12.9 cords. Sawlog volume consists largely of white pine, hemlock, oak and the maples, whose combined volume is 86% of the total.

Additional Info

A conservation easement will be held by the Upper Saco Valley Land Trust, an established regional land trust that promotes land conservation and sustainable forest management through the Upper Saco River Valley. The spirit, intent and language of the easement supports a reasonable level of professional forestry discretion as it relates to third party certification standards.

Saco Valley Forest represents a long-term timber investment opportunity. Priced accordingly, the timber resource will drive long-term asset appreciation. Additional value is offered by the inclusion of two designated building envelopes situated along Route 117, allowing for non-timber returns. This forest is well-suited to both the institutional investor and the private buyer seeking an alternative investment with residential potential.

The conservation easement designates two large building envelopes located along the Route 117 frontage. Building Envelope 1 is 15.1 acres in size and occupies the northern portion of the tract. Building Envelope 2 is 26.5 acres in size and occupies the central portion, and is bordered by the main access road. Each envelope may be subdivided further in accordance with municipal zoning regulations.
