Situated just outside of Diamond Point Village, this exceptional multiple-use property offers spectacular high-elevation views of Lake George, extensive paved road frontage and a well-stocked pine and oak resource with immediate thinning options.

Location -

Coolidge Hill Forest is located in the scenic southern Adirondack town of Bolton, NY, a popular destination known for its historic hotels, quaint waterfront cottages and numerous restaurants and stores. The tract lies within 1 mile of Diamond Point, a small lakeside hamlet located between Lake George Village (4 miles south) and Bolton Landing (6 miles north). The nearby Adirondack Northway facilitates weekend travel from major northeast US metro areas, while also acting as a key transportation artery for bringing forest products to regional markets.

Site Description -

Coolidge Hill exhibits the potential for exceptional private estate qualities, highlighted by its maturing pine and hardwood forests, well-drained upland terrain and extensive paved road frontage which supports future residential development options. Along the road frontage, the terrain falls gently for a few hundred feet before climbing steadily toward the high ridgeline occupying the property's western quadrant. As the elevation climbs, views begin to unfold of beautiful Lake George below. A 30-minute hike to a prominent knob located in the southern frontier of the property rewards visitors with unparalleled views of the lake, including Long Island, the Canoe Islands and Assembly Point to the southeast. Meanwhile, well-known Pilot Knob and the Buck Mountain Range can be seen standing sentinel over the eastern shore line.

Timber -

Coolidge Hill is set apart by its well-stocked carefully-managed red oak and white pine sawtimber resource, which offers immediate income-producing harvest options. Comprised of a naturally diverse mix of northern hardwoods and conifers, the tract's species composition includes eastern hemlock (26% of total volume), white pine (24%), red oak (14%), the maples (16%), birches (6%), and others (9%). Based upon a recent timber inventory by Fountains Forestry, property-wide volumes are 3,388 MBF (5.10 MBF/acre) and 10,962 cords (16.5 cords/acre). From this data, Fountains set Capital Timber Value (CTV) at $606,700 or $914/acre.
