Anchored by a quality timber resource, this versatile property offers long road frontage, attractive future housing options and close proximity to the hamlet of Chestertown and the Tri-Lakes Region.

Location -

Panther Mountain Forest is a compelling woodland estate property located within the historic town of Chestertown, Warren County. This southern Adirondack community is situated in the popular Tri-Lakes region, offering close proximity to favorite summer vacation destinations such as Brant Lake (5 miles), Loon Lake (5 miles) and Schroon Lake (18 miles). Located near the outskirts of Chestertown Village, the land lies within an attractively-forested upland setting which affords privacy while also enjoying close proximity to town services. Interstate 87 Exit 25 lies within 5 minutes of the property, providing good transportation for trucking forest products, and linking the area to Glens Falls (30 minutes south) and Saratoga Springs (45 minutes south), where the region’s job markets and major shopping amenities are located.

Site Description -

The property is named for nearby Panther Mountain (1,506’ ASL), a well-known pinnacle situated just north of the property’s bounds which overlooks the village of Chestertown. The land’s sloping ridge-side terrain emanates from the same highland plateau as the mountain’s upper elevations and offers several attractive features. Highlights include well-drained hardwood and pine forests, south-facing slopes with warm afternoon sunlight and a granite-strewn ‘knob’ with captivating seasonal views to the southwest.

Timber -

A timber inventory was conducted by Fountains Forestry in December 2007. This data has been adjusted for 2 years' growth using 3% per year for sawlog products and 1.5% per year for pulpwood products. Total sawlog volume is 474 MBF International ¼” scale (3.95 MBF/commercial acre) with 1,571 pulpwood cords (13.1 cords/commercial acre). Combined, total commercial per acre volume is 21.0 cords, a figure well above the regional average. Based upon this information, Capital Timber Value (CTV) has been recently established at $85,900 ($661/ac).
