Nason Brook Forest is located in the small town of Sebago, Maine, less than a mile west of Sebago Lake and less than thirty miles northwest of the city of Portland. Covered by forested hills and graced by many water bodies amid the rolling landscape, Sebago and the surrounding towns offer the best of northern New England's natural beauty. Access is gained via the property's +/- 1,800' of frontage along a private gravel road formally known as Hall Road. This frontage begins approximately 0.30 miles from Hall Road's intersection with Folly Road, providing a convenient, short drive to the parcel. Hall Road's hard surface, narrow width and dense tree cover offer an easy and aesthetically appealing approach to the forest. A short "driveway" on the left leads to a small clearing located at the parcel's extreme northeast corner.
Nason Brook Forest derives its name from the small brook that flows just east of the parcel boundary. The majority of the terrain is moderate, with well-drained soils through the central and northern sections. A knoll situated along the northern border offers a pleasant view of the opposing ridge across the Northwest River Valley. The eastern portion of the parcel hosts a red maple wetland that flows into nearby Nason Brook. Other pockets of wetland exist along the road frontage, with the exception of a high and dry portion in the northwest corner. The site of a former log landing, this gently sloping area offers well-drained soils and would serve as a perfect location for a recreational camp or potential house site. In addition, the landing is the origin for several woods trails that lead to the interior and offer a venue for a variety of outdoor recreational pursuits.
Generally, the parcel's qualities are well-suited for continued forest management, a recreational camp or, with some costs to establish power/utility poles, a quiet year-round residence.
