The property is located in the northeastern corner of New York's Adirondack Park in the historic town of Ticonderoga, Essex County. This scenic region is situated within the rolling Champlain Valley between Vermont's Green Mountains to the east and the rugged Adirondack High Peaks region to the west. The surrounding landscape consists of a patchwork of forested bluffs, open fields and working family dairy farms. Interstate 87 is located 17 miles to the west and links the region to several major northeastern US population centers. Burlington, VT is located 1 hour north, while Albany, NY is situated 2 hours south by car. New York City and Boston are located 4 hours to the south and east respectively.
The property lies along the northern flank of Three Brothers Mountain (known locally as Chilson Hill), a long ridge consisting of three prominent peaks which make up the high ground to the west of Lake Champlain. The westernmost peak forms the upper elevations of the tract, while the remaining property lies in a broad basin beneath its summit that slopes gradually to the north and east. This basin offers a private, picturesque setting, providing strong views of Lake Champlain and Vermont's Green Mountains to the east.
