The property is located in the northeastern corner of upstate New York near the rural farming community of Altona, Clinton County. This small hamlet lies between the vast Adirondack Highlands to the south and the rolling Champlain Valley to the east. The surrounding landscape consists of a scenic patchwork of family-owned woodlots, small dairy farms and rural communities which enjoy deep connections to their natural resources. Plattsburgh (pop. 20,000), the region's largest city, is a 17-mile drive to the east and offers shopping and dining services along with close proximity to Interstate 87.

The Great Chazy River flows for nearly 2,500' along the property's eastern boundary, offering prime water frontage on a well-known Adirondack trout stream. This section of the river originates at nearby Chazy Lake and is characterized by its glaciated river bed, long rifts and occasional deep pools that support excellent trout habitat. Along much of the frontage, the riverbank's gentle topography and well-drained soils enhance access for future seasonal home development and recreational pursuits for fishing and nature enthusiasts.

The property benefits from a young, fast-growing timber resource which has been shaped by the land's past agricultural heritage. Much of the forest is dominated by mixed white pine and pioneer hardwood stands that occupy sites once cultivated for crops and pasture land. As the land use eventually changed over time, the meadows converted naturally into even-aged forests with numerous scattered openings. Key species include aspen, red maple, white birch and beech. Today, this mix of "edge habitat" provides exceptional food and cover for multiple wildlife species including deer, ruffed grouse, turkey, fox, coyotes and many songbirds.
