Higley Flow Forest is positioned near the western banks of the Raquette River, where a series of reservoirs make this area a popular outdoor destination spot. The region is a transitional zone between the rolling foothills of the Adirondacks to the south and the gently-sloped agricultural region of the St. Lawrence Seaway to the north. The surrounding area consists of moderately sloped hills, broad river valleys and large tracts of public and privately owned forest lands.

Residents and tourists can enjoy swimming and boating at nearby Higley Flow State Park, a popular family-oriented vacation destination offering camping areas and many miles of trails for cross country skiing and hiking. The city of Potsdam, about 20 minutes north, is home to SUNY Potsdam and Clarkson College. Potsdam is a vibrant college town offering various cultural and recreational events.

Lying along the Raquette River Valley, the property’s topography consists of gentle foothills and moderate slopes which are highlighted by private hardwood and pine forests. Much of the easily accessible terrain along the Gulf Road and Cold Brook Road frontage is well-drained. A small ridge occupies the southeastern corner of the property, overlooking the surrounding areas to the north and west. From this vicinity, the ground slopes gradually toward the northwestern third of the property, surrounded by an open 20+/- acre marsh.

The property enjoys excellent year-round access with an abundance of town-maintained road frontage including roughly 1,000’ of frontage along Gulf Road, a four-season, town-maintained road that provides access along the eastern boundary. The terrain along this frontage is gentle with moderately drained soils and attractive pine forests. Almost 1,500’ of frontage exists along Green Road, a town-maintained paved road with electrical services available roadside. Cold Brook Road offers roughly 2,000’ of town-maintained frontage bisecting the center of the property. This frontage offers excellent house site potential in a private setting.
