Location -

The land sits well within the Adirondack Mountains, highlighted by Lyon and Johnson Mountains to the north and an extensive chain of mountains beginning near the parcel’s southern border and extending well into the High Peaks Region. The waters draining this vast area are carried by the Saranac River which defines the property’s western boundary for 1.7 miles, making its way to Lake Champlain.

Whiteface Mountain Ski Resort, one of New York’s largest ski centers, is located 24 miles to the south. Lake Placid is roughly 24 miles from the property. Montreal, Canada is just under a 2-hour drive to the north, while New York City is roughly a 5.5-hour drive to the south.


Site Description -

The property is highlighted by 1.7 miles of frontage along the Saranac River, a designated Scenic and Wild River whose vast watershed encompasses much of the Adirondack’s mountainous northeastern region. This extensive watershed includes the northwestern slopes of the High Peaks and many reservoirs and lakes, most notably the entire Saranac Lake complex. The property shoreline offers excellent fishing, canoeing, kayaking and swimming opportunities. In addition, the extensive, privately-owned river frontage holds potentially high conservation value. Near the property’s center, outstanding views of Lyon Mountain unfold near the spur road where potential building sites exist.


Timber -

The property supports a diverse mix of species including spruce, fir, red and sugar maple, yellow birch, beech and aspen. Currently, softwood species hold the greatest volume; however, this ratio will likely change over time as the young hardwood stands begin to mature. Much of the land’s eastern half consists of regenerating and/or fully-stocked stands of young stems. Tree quality in these areas is exceptional and the stage is set for establishing a new productive forest. Interspersed in these various stands is a maturing overstory that comprises most of the timber volume and value for this area.
