Hopkinton is a rural town of nearly 1,000 residents situated just north of the Adirondack Park near its transition into the St. Lawrence Valley region. The surrounding terrain is comprised of rolling foothills and broad valleys with large forests to the south and agricultural farmland to the north. Whiskey Flats State Forest sits on three sides of the land.
The town of Potsdam lies 14 miles to the west and hosts many shopping and dining amenities, along with the campuses for SUNY Potsdam and Clarkson University. The town has North Country charm, influenced by its two large universities. The city of Massena is located 20 miles to the northwest along the St. Lawrence Seaway. Montreal and Ottawa are located 2 hours to the north and west respectively. Syracuse, NY is located 2.5 hours south along Interstate 81.
The property is located along an area known as Whiskey Flats, which consists of a high, well-drained plain situated between the St. Regis River Valley near Hopkinton and the Raquette River to the southwest (near Colton). Terrain north of the “Flats” rapidly transitions into agricultural land as it slopes towards the St. Lawrence River. The predominantly forested area (formally agricultural land) is characterized by gentle terrain and sandy soils, highly conducive to a multitude of property uses. Level, dry terrain along the parcel’s road frontage facilitates residential development options. Whiskey Flats State Forest directly abuts the tract to the west, north and east, further enhancing recreational opportunities and ensuring an undeveloped buffer along a major portion of the parcel’s boundaries.
The forest contains a diverse mix of species, including maples and birches, ash, beech, pine and hemlock. The northern half of the property contains soils which are ideal for hardwood growth. Within this area, pole-sized northern hardwoods dominate the forest canopy in association with an abundance of understory hardwood saplings.
