The property is situated in a rural region of New York known for its abundant water resources, forests and public lands, making it a popular destination for outdoor enthusiasts. The property directly abuts a vast expanse of state forest preserve land that stretches toward the remote Five Ponds Wilderness Area to the south. This remote wilderness extends for over 15 miles toward the Stillwater Reservoir and is one of the largest tracts of public land east of the Mississippi River.
The nearest community is Star Lake, a gas and grocery stop located 9 miles from Fine along Route 3. The city of Syracuse is 150 miles to the south and Lake Placid is 76 miles to the east. To the south, New York City is six hours by car.
The majority of the property is characterized by a modest plateau lying just east of the Little River, a major tributary of the famed Oswegatchie River. The surrounding landscape consists of low rolling foothills and valleys that extend southward into the vast Five Ponds Wilderness Area. Complementing the property’s vast open space is the Aldrich Pond Wild Forest, a 26,000-acre expanse of publicly-owned land to the south which enhances hunting, fishing, and hiking opportunities well beyond the property’s boundaries. These attributes and the nearly 3,500’ of road frontage afford future cabin development.
The foothills of the western Adirondacks are well-known for growing quality northern hardwoods and cherry. Site conditions at Aldrich Forest make it well-suited for long-term hardwood production. Species composition is dominated by sugar and red maple, birches, cherry, beech, ash and aspen. Much of the tract consists of well-established advanced saplings with a scattered hardwood pole and small sawlog overstory. Throughout the eastern third of the property, a larger diameter canopy becomes denser, with stands dominated by more uniformly-spaced pole-sized hardwood stems. This portion of the forest is well-positioned for value growth over the next 15-20 years as these trees eventually become large enough to advance into the higher-value sawlog-sized classes.
